POST PURCHASE INSPECTION
In today's competitive real estate market, many buyers are compelled to make offers without conditions, often foregoing essential home inspections. A post-purchase inspection bridges this gap, equipping you with critical information about your new home's condition.
Our thorough evaluation includes a detailed assessment of all major structures and systems, including roofing, exterior, interior, structural integrity, plumbing, heating and cooling, insulation, ventilation, and electrical systems. You will receive a comprehensive report that describes the state of these systems, highlights any recommended improvements, and identifies areas requiring immediate attention or maintenance.
This inspection aims to protect your investment by providing you with the knowledge needed to plan for future expenses and avoid unforeseen costly repairs.
SELLING A HOUSE? (Pre-Listing/Sellers Inspection)
For sellers, a pre-listing inspection can significantly enhance the appeal of your property to potential buyers, expedite the selling process, and identify issues that may need addressing before listing. In a fast-paced market, it also minimizes the risk of losing buyers due to a lack of inspection time.
Our detailed evaluation covers your home's major structures and systems, including roofing, exterior, interior, structural integrity, plumbing, heating and cooling, insulation, ventilation, and electrical systems. Following the inspection, you will receive a comprehensive report that outlines the condition of each system and provides recommendations for necessary repairs or improvements.
By addressing any issues upfront, a pre-listing inspection allows you to present your home in the best possible condition, increasing buyer confidence and potentially accelerating the sale.
BASIC REAL ESTATE SEPTIC SYSTEM INSPECTION
A visual inspectiion of the septic tank including lids and risers; liquid levels in the tank to ensure the system is not backing up and there aren't any leaks from the septic tank. We inspect the portions of the tank above the liquid levels as well as the inlet and oulet baffles. We also take measurements of the sludge and scum levels in the septic tank to determine if a pump out is required. We will inspect the leaching field before and after we perform a load test. If we determine it is safe to do so, we will calculate and simulate a 24 hour period use of water and distribute it in the septic system in a relatively short period of time. All of our findings will be included in your Home Inspection report.
